Position Summary:

  • Inspects and maintains all HVAC systems, furnishes plumbing upkeep inside and outside the buildings, ensures that roofs and gutters are in good condition, maintains all recreational facilities.
  • Assists supervisor with the quality and efficiency of turning vacant apartments into make ready apartments in a timely manner; assists with overseeing the inspection of make ready apartments; and paints, cleans and prepares apartments for occupancy.
  • Assures that a written explanation of work performed in each unit is left for resident.
  • Ensures that residents are provided with a clean, safe and well-maintained community, ensures that good public relations are maintained between residents and the maintenance staff.
  • Completes all work orders within a 24-hour time frame.
  • Shares 24-hour emergency call duties with Maintenance Supervisor.
    Learns all aspects of on-site maintenance, implements all aspects of maintenance in preparing apartments for occupancy.
  • Keeps all tools and equipment in good working condition.
  • Maintains a good property appearance by keeping it free of trash and debris, maintains all recreational facilities as assigned.
  • Reports any hazardous, emergency or unusual situations that could possibly be a violation of company policy.

Knowledge/Critical Skills:

 

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

 

  • At least five years’ experience in this field.
  • Trades pertaining to Carpentry, Siding, Windows, Doors, Drywall, Painting, Tile, Vinyl, Carpet, Cabinets, Light Plumbing and Electrical, Certified HVAC are preferred.
  • You must have your own transportation and drivers license, you should have the basic tools to perform these duty’s and have the ability to trouble shoot issues and be self motivated. Must be willing to handle emergency calls.
  • Pleasing personality and ability to work with and understand the problems and attitudes of residents.
  • Good mechanical skills.
  • Good organizational skills and interest and enthusiasm for the job..

Summary Description

Drivers should be courteous, friendly and be able to deliver excellent customer service to passengers.

Key Tasks and Responsibilities

Drivers must perform: a pre-trip vehicle inspection on all vehicles assigned for the shift; perform a pre-trip inspection on all equipment such as wheelchair tie-down equipment, vehicle hydraulic wheelchair lift, and others. Ensure all safety regulations and precautions are followed as required by Federal safety regulations as well as company safety policies and procedures. Communicate with local management team, passengers, company dispatch regarding operational issues or concerns. Prepare and submit daily driver’s log(s) and vehicle inspection report(s) at end of their shift.

Education & Training 

High school graduate or GED equivalent is preferred but not required. A valid driver’s license Class B required. A valid CPR/First Aid card is required. The company will provide CPR/First Aid training certification, if necessary. Drivers must provide a current DMV Driving History report printout with application, driving record must be current and valid no more than 30 days from the date of the application.

Knowledge and Experience

Experience driving vehicle(s) and driving passengers with special needs are a plus. Must have a driver’s license for at least five (5) years. No more than one (1) moving violation or one (1) ‘at fault’ accident in the last three (3) years. Applicants must be familiar with using mobile phones, a GPS/Navigation app in a mobile phone, and familiarity with the general area assigned.

Key Responsibilities & Expectations: 

  • Cleans, oils and greases equipment, changes charts, filters, takes readings and keeps operating logs and records according to pre-assigned schedules; reports irregularities and abnormal conditions.
  • Monitors automatic analyzing equipment that controls the lime-soda ash softeners, zeolite softeners, anthracite filters, etc.; samples, tests and interprets periodic analyses; makes necessary adjustments on automatic control equipment and chemical feeders used for internal and external boiler water treatment; changes chemical tanks and notifies master operator when to regenerate ion exchangers as required; operates and cleans filter press; Pulls water samples as required.
  • Runs water control tests throughout the complete cycle such as pH, conductivity, hardness, “P”, “M.O“, phosphate, sulfite, sulfate, chloride on all of the boiler water feed water system, using results of tests to adjust chemical feeders to maintain equilibrium.
  • Runs chlorinating tests for the control of biocides in river water and chlorination, adjusts chlorinating and sulfite feed rates as required.
  • Handles and prepares batch chemical mixes for internal and external treatments and makes up chemical solutions used in volumetric analysis.
  • Calibrates, adjusts, uses and keeps all laboratory equipment and work areas in a proper state of cleanliness.
  • Assists in collecting, computing and record keeping on water treatment as required.
  • Assists the Master Operator and Shift Coordinator in preparing boilers, generators, and all auxiliaries for service and/or removal from service; Observes and inspects the operation of the natural gas and oil fired boilers and their auxiliaries during operation; Operates isolated auxiliary equipment and miscellaneous pumps; Blows water columns, mud drums, headers, and air tanks; makes periodic rounds at the screen house; Performs minor preventative maintenance as assigned.
  • Assist with training of employees and prepares to advance to the next level in plant operations.

Qualifications & Requirements:

  • High school diploma or GED.
  • Must have working knowledge of performing water chemistry wet test on hot lime and soda ash softeners and how to make proper adjustments to the treatment.
  • Must have working knowledge of operating gas and oil utility sized boilers.
  • Must have working knowledge of operating high pressure, high temperature steam turbine generator sets including computerized SCADA controls.
  • Must have a valid Indiana driver’s license.
